Will your budget be enough to build? (Add $60K to your budget!)

In a typical scenario, your major costs to build on a block of land are the cost of purchase plus the cost of construction. No one would typically expect major costs for the construction of a residential dwelling to be beyond this simple formula.

And then comes unexpected!

In order to review your development application, the Council will require you to pay:

Item Cost
Council application fee $4,200.00
Bushfire Assessment Report $6,817.69
Flora and Fauna Assesment Report $5,280.00
Land Contamination Phase 1 Report $2,640.00
Land Contamination Phase 2 Report $6,490.00
Vegetation Management Plan $5,280.00
Koala Plan of Management $5,610.00
Geotechnical report $880.00
Wastewater Management Report $1,320.00
Town planning $14,480.00
Legal costs $5,618.34
All up a whopping $58,616.03

So, make sure you add a mere $60,000 bump to your construction budget!

  1. Koala Plan of Management – 12 days of effort, really?
Town Planning costs – that’s 31 days of effort (not elapsed time)

  2. It is sound so scary and very sad! , huge amount just taken from you without any prior information from the Council, and there are no reasonable explanation of why you should pay all of that….. Council looks like an unpunished predator..
